Hotel Acquisition: Due Diligence and Investment Analysis

This is a two-part workshop that drills into the full scope of due diligence investigation prior to the acquisition of a hotel asset. The depth and range of material covered is representative of the process undertaken by an institutional buyer.

Salim Damji

Salim Damji

Salim Damji is a Principal of Solid Rock Group and has over 25 years of diverse hospitality-focused experience, including in operations, asset management, acquisitions and development. As a hotel owner/operator, Salim has a unique perspective on hotel ownership and asset management and regularly advises owners, developers and investors on acquisitions and dispositions of hotels.

Experienced as an Advisor with Andersen Consulting and JP Morgan-Capital Markets, as a broker with CBRE and as a member of the Acquisitions and Development team at Starwood Hotels, Salim brings a comprehensive understanding of hotel investment strategy.

This experience includes extensive underwriting, having worked on valuations of single assets to full portfolios (some upwards of 200 hotels), rebranding, repositioning and strategic planning.  Over the past five years, Salim and his team have advised on the acquisition of $2.6B in real estate. He has also developed an asset management platform for assets across the US. 

Salim graduated from Cornell Hotel School with a Master’s in Hospitality Management. He also holds a Master’s of Science in Business from Erasmus University in Rotterdam, The Netherlands and an undergraduate degree in Commerce from the University of British Columbia

Salim Gulamani

Salim Gulamani is President at Icon Capital. Salim graduated from Business School at the University of Victoria and worked as a hotel appraiser before taking a position with a national lender as an underwriter and account manager. These experiences, combined with a client-first approach, formed the bedrock for the career he would later launch.

In 2012, subsequent to a position with a global finance company, Salim left to work independently as a mortgage broker for hoteliers across Canada, assisting clients with their optimal financing needs. 

Salim launched the hotel mortgage brokerage division at Clifton Blake Realty Advisors in 2012 and ultimately grew the team with a national footprint.

Today Salim brings his expertise and client-focused approach to a new venture: ICON Capital Corp., a mortgage brokerage that specializes in hotels, seniors living, self-storage, and student housing.

Working with both owner-operators and multinational companies across Canada and the US, Salim provides guidance to both clients and lenders.

Session 1: Qualitative Factors: Performance, Demand and Forecasting

The first part deals with qualitative aspects of the due diligence investigation while the second part focuses on quantitative aspects.

  • Performance – analysis of historical performance
  • Demand – assessing key demand generators and segmentation.
  • Forecasting – using the above data to formulate a strategy that would result in improvement of performance.

Session 2: Quantitative Factors: Pro-Formas, Investment Returns and Leverage

The second part deals with quantitative aspects of the due diligence process:

  • Pro-Formas – developing pro-formas, forecasting, understanding demand drivers and re-mixing segmentation to maximize profitable revenue
  • Investment Returns – projecting net operating incomes over the investment period and determining internal rates of return (IRR)
  • Leverage – how leverage impacts IRR and the investment model.
